So we are officially moved in now. There are still a few items from our punch list that needs addressed but nothing that prevented us from closing and moving in. Today, our excavator began trenching for the drain lines that will carry rain from the downspouts out and away from the house. Doing this is completely on us. Wayne Homes does not include anything beyond simply putting the downspouts on the house. This was clearly stated up front - I am just clarifying for anyone reading that you will be responsible for getting this done. I'm sure you can work with WH's excavator for additional cost but we have our own guy.
Do you have any updates? What is the quality of the craftmanship and build after time?
ReplyDeleteI'm currently working with Wayne Homes and the building is scheduled to start soon. They have made a couple of mistakes with the layout of the house so far, so now I am becoming worried about the quality of their work, including the actual build too.

ReplyDeleteEverything is going well so far. This winter was brutally cold and lots of snow (and now rain). No leaks anywhere except through 1 glass block window. Someone forgot to caulk the bottom of it so no big deal. I can't stress enough the importance of upgrading the exterior walls from 2x4 to 2x6 with R19 insulation. It will easily pay for itself in energy savings. I have some cracks in the basement walls and floor which are all very thin right now. While I hate to see them in my new house, they are common. As long as they don't widen out, then the rebar in the walls are doing their job. Basement has stayed bone dry (final grade is important). Don't worry too much about the layout mistakes as long as you trust yourself to catch them. I found several in mine too but they really were patient and quite willing to make all necessary corrections. They even caught some errors I made (example a door swinging the wrong way that would interfere with something else). My strongest advice is when the build begins, be sure to inspect the work being done by the subcontractors yourself. If something doesn't look right, ask your field manager. Don't worry about sounding foolish if it turns out there is no problem. This is YOUR house and Wayne homes is acting as your general contractor so they work for you. You have paid for the right to ask as many questions as you want. If you read all my posts, you know I caught some serious problems myself. I had no previous knowledge of construction but between googling and asking my field manager, I sure have a good education now. Are you building in Ohio?
